General rental conditions
I. Number of occupants
The maximum number of occupants per room is 2 adults. Children are not admitted.
II. Animals admitted subject to conditions
Calm, well-behaved dogs that are used to travelling with their owners are welcome, subject to certain conditions.
Please keep your dog on a lead, never leave it alone in the cottage when you are away, keep the cottage and
gardens clean and quiet, respect your neighbours’ privacy as the gardens are not enclosed, and clean up
carefully before you leave. Please scrupulously respect the simple and obvious rules of cleanliness and hygiene,
and ensure that your pet relieves itself outside the property to preserve the planting. Don’t forget your poop bags.
You are asked to have your pet’s up-to-date health record and insurance papers with you.
A supplement of 5€/day is charged for the presence of a pet.
III. Rental period :
If the tenant has not taken possession of the property 24 hours after the agreed arrival date without any notice,
the lessor reserves the right to re-let the property without compensation and all payments will be forfeited. At the
end of the rental period, if the tenant has not vacated the premises, the lessor will evict him/her by means of a
written ‘eviction order’ enforceable within 48 hours.
IV. Prices according to date of stay
Bed linen, towels and kitchen linen included. Welcome viennoiserie on the 1st morning free.
This also includes gas, electricity and water, heating, all for a reasonable consumption.
Additional tourist tax: €1.21/day/adult paid to the commune of Mesnil-St-Père.
Preparation and disinfection (Covid) of your cottage before your arrival: 30,00€.
V. Cancellation policy
Cancellation free of charge or 100% refund up to 14 days before the date of arrival;
Thereafter, no refund.
VI. Method of payment
– On booking: A minimum of 50% by bank transfer is required to confirm the booking, and 100% of the amount if
the booking is made less than 30 days before the start of the holiday.
– Maximum 2 weeks before the tenant’s arrival: The balance is payable by bank transfer.

VII. Security deposit
No deposit is required. This is the spirit of trust at Cottages d’Orient. In the event of breakage of small items, they
will be replaced for the equivalent by the tenant. For valuable items, the tenant’s compulsory insurance is
required (see IX Insurance).
VIII. Inventory of fixtures and fittings
An introduction to the Cottage is given on arrival during the personalised welcome. No inventory is taken. The
relationship is based on trust. The tenant reports any breakages or shortcomings. If they like a particular item,
they can ask to buy it.
IX. Linen
Bed linen 100% natural linen, beds made up on arrival. Towels and shower towels not to be used for outside
purposes. Tea towels and hand towels provided.
X. Electric vehicle
It is not possible to charge an electric or hybrid vehicle or to plug in and use any electrical appliance not supplied
by Les Cottages d’Orient.
IX. Bikes
Cycles (non electric) are provided free of charge in exchange for good care. Les Cottages d’Orient are not liable
for any accidents or injuries whilst using the cycles, they are there for you to use entirely at your own risk. In the
event of breakage, loss or theft, the user’s insurance will be called upon if necessary. Les Cottages d’Orient
bicycles and tenants’ bicycles must be stored in the bicycle shed at the back of the property.
VIII. General conditions of the contract.
Respect the calm and nature at Les Cottages d’Orient: No children, No smoking, No parties, No TV.
Children are not allowed. The entire property is non-smoking, inside and outside in the gardens; no cigarettes, e-
cigarettes, pipes or cigars. No parties allowed on the property.
Beds are equipped with mattresses, box springs, duvets, pillows and mattress protectors. No cooking or cleaning
services are included. The hirer is responsible for leaving the Cottage as clean as on arrival.
The tenant undertakes to inform the owner of any damage caused to the accommodation within 24 hours.
Objects must remain in place in their respective rooms.
The rental is for the exclusive use of the tenant. The hirer is obliged to respect the rules of life in use in the
country, in particular not to cause a nuisance to the neighbours.
The premises must be kept clean by the tenant. The furniture must be kept in good condition.
The tenant must ensure that the premises are properly ventilated to avoid any concentration of humidity and
condensation. It is forbidden to throw into the sanitary facilities any object likely to block or clog the drains or
pollute the system. If a plumber is required, he will be invoiced to the tenant.
Any damage caused by the tenant’s fault or negligence will be billed directly to the tenant. The rental property is
located in a condominium and the tenant is obliged to respect its rules and practices. He is responsible for any
damage he causes to the common parts of the co-ownership. In the event of inconvenience beyond the owner’
control (public or private service strikes, gas or electricity cuts, etc.), the tenant may not hold the lessor
responsible.
IX. Insurance
The hirer is responsible for any damage to the rental property caused by his negligence. He is responsible for any
theft, loss or breakage caused by himself or his family. The tenant is liable for any theft, burglary or accidents to
third parties. In this respect, he/she must provide proof of his/her civil liability insurance to the lessor on arrival.
X. Jurisdiction – Competence
In the event of a complaint or dispute, the Troyes court will have jurisdiction.
